How polishing works

Polishing is a mechanical process. Heavy grinding machines with diamond tooling are run across the slab in a series of passes, starting with coarse grits that remove the surface and moving to finer grits that refine the scratch pattern. Between passes, we apply a chemical densifier that reacts with the concrete to harden it. The final passes create a shine that comes from the concrete itself, not from a coating. A guard or sealer is then applied to help resist stains.

Appearance options

The look of polished concrete depends on how deeply we grind. A cream finish removes very little material and shows the smooth cement paste. A salt-and-pepper finish exposes fine sand. A full aggregate finish exposes larger stones for a terrazzo-like look. Gloss levels range from matte to high shine. Dyes can add color, and saw-cut patterns or borders can be added for design.

Where polished concrete works best

Polished floors are popular in office lobbies, corporate interiors, retail stores, restaurants, breweries, showrooms and warehouses that want a clean, bright look. In homes, polished concrete is common in modern builds, renovated ground floors and living areas where slab is exposed. Because there is no coating to peel, polished floors work well in high-traffic areas, and they reflect light, which can reduce lighting needs.

Is your slab a good candidate?

Not every slab polishes well. Floors with heavy patching, large cracks, adhesive residue, or surface damage may not produce an even appearance. Concrete that was poured with polishing in mind looks the best. On existing floors we test a small area and show you what the finished result will likely look like. In some cases, a polished overlay or a coating may be a better choice, and we tell you that directly.

Maintenance

Polished concrete is easy to care for. Dust mop regularly to remove grit, and clean with a neutral cleaner made for polished floors. In commercial buildings, periodic burnishing restores shine. Avoid acidic cleaners, which can etch the surface. Spills such as wine, oil and citrus should be wiped up promptly, since polished concrete resists stains but is not completely stain-proof.

Polished concrete versus coatings

  • Durability: polished concrete cannot peel since there is no film on top.
  • Chemical resistance: coatings protect better against oil, acids and food spills.
  • Appearance: polished concrete shows natural variation; coatings are more uniform.
  • Maintenance: both are low maintenance, with different cleaning methods.

Dust control

Our polishing equipment is connected to powerful dust extractors, and we use wet or dry methods depending on the space. In occupied buildings, we isolate the work area and schedule around tenants to limit disruption.

Common questions

How long does polishing take?

Depends on size and finish level, typically a few days for an average space.

Is polished concrete slippery?

When clean and dry, it generally meets common slip standards. Spills should be wiped up.

Can you polish a garage?

Yes, though coatings resist oil stains better.

Office and hospitality interiors

Office towers, hotels and conference centers increasingly expose and polish their slabs rather than covering them with carpet or tile. Polished concrete pairs well with glass, steel and wood, holds up to rolling luggage and carts, and can be maintained by janitorial staff with standard equipment. We coordinate with building management on dust, noise and elevator access.
